About WindFall Property Management

 

Thank you for your interest in WindFall Property Management. We hope that the following information will give you a view of our company and how we can assist you and increase your rental proceeds.We began as condo owners who grew tired of the “Big Rental Management” company’s less than stellar performance. We were “nickel and dimed” to the point that their services did not equal the rental revenues earned. We thought we could do better ourselves. We began handling our personal properties ourselves and found that not only did we increase our revenues, we enjoyed the process. This was the birth of WindFall Property Management.

We now have approximately 40 properties under management. What we provide you, as a condo owner, is the same “hands on” management that we give our properties. We are not trying to handle every condo on the Emerald Coast. We will only handle a manageable number of desirable properties. We do not want you to become a number.  

What we provide is the marketing of your property on a minimum of 6 different Vacation Condo websites, 6 different Vacation Condo Directories, and through our newsletter. Many of these websites and directories advertise in major newspapers and magazines. Your condo’s site will have photos, a description of the property, a description of the area, rental rates, a calendar of availability, etc. We go to your condo and personally photograph your condo and take inventory of the features and amenities.   

We respond to all inquiries by phone or email personally within 24hr, usually the same day. It is with these inquiries, past professional contacts (medical and finance industries), personal contacts, etc. that we have built a nice size data base. We have an email newsletter, with a well known internet marketer, that we send to those in our data base. 

From a management standpoint, we handle all Rental Agreements, securing of Damage Deposits, collection and payment of State and County sales taxes, scheduling and payment of housekeeping, and maintenance recommendations, as needed. We provide you a monthly statement that is transparent and easy to understand. No “nickel & dime” here! We also have a Linen Service, that saves the owner money. This service includes the bed sheets (fitted & flat), pillow cases, bath linens (bath towel, hand towel, and wash cloth), and kitchen linens. 

Housekeeping is a critical part of the services that we provide both the owners and renters.  We charge the renters the housekeeping fee as part of their total rental charges.  We have a housekeeper that lives in Ft. Walton Beach and has in excess of 10 years experience.  She has been working with us for over 4 years.  She is not a direct employee of our company.  She is an entrepreneur like us, and relies on her customer's
repeat business to support her family.  Therefore, she works VERY hard to ensure the condos are in the kind of condition that owners and renters expect.  Although she has several private owners that she provides housekeeping services to, we make up a vast majority of her revenue.  Therefore, we certainly get first priority when we have a need. 

In addition, maintenance is a critical part of the services that we provide.  Again, this is important to the owners and renters.  We have employed Kevin Barrett to handle all of our maintenance issues. Kevin lives in Ft. Walton Beach and headed up the maintenance at Azure prior to coming on board with us.  He is on Okaloosa Island on a daily basis and is on call 24 hours a day.
